Good morning. Issue four of the Redmond Dispatch: five minutes on what moved in Redmond this week, one item for your own neighborhood, the market in three numbers, and one practical thing for the house.
Redmond this week
Monday is the budget's last public hearing, and the property tax deadline. Council holds the fourth and final hearing on the 2027–2028 budget on Monday, November 2, at 7 PM, at City Hall and on redmond.gov/rctvlive. Deliberations continue tonight at 6 PM, with November 5 held if needed; comments go to [email protected]. The same Monday, the second half of King County property tax is due, since October 31 falls on a Saturday. City of Redmond · King County Treasury
Ballots are due in a drop box by 8 PM Tuesday, November 3. That is King County's Election Day cutoff; the county's drop-box page lists every location. King County Elections
Late 2 Line trains turn back at Northgate tonight and Friday. From 11 PM to the end of service on October 29 and 30, the 2 Line runs only between Downtown Redmond and Northgate while crews work on the 1 Line; riders headed to Lynnwood City Center can expect delays of up to 20 minutes. Sound Transit
The city's sustainability team holds its last drop-in of the year Monday. The Meet and Green runs 3 to 4:30 PM on November 2 in the Redmond Library conference room, 15990 NE 85th Street: come by any time to ask about Redmond's climate work and get a preview of what comes next. City of Redmond
Veterans Day is Wednesday, November 11. City Hall offices close for the day, and Lake Washington School District has no school. City of Redmond · LWSD 2026–27 calendar
Your neighborhood
Bear Creek. On the east side of Avondale Road's 10000 block, north of Novelty Hill Road, Bear Creek had slowly worked its way into the road embankment, settling it and undercutting the sidewalk. The city re-channeled that stretch of creek, added large woody debris and a backwater side channel, replanted the bank with native plants and stabilized the embankment; construction is complete. City of Redmond
Sold near you: 1 home closed within 0.8 mile of the neighborhood center in the last 45 days, median $1.97M; the fastest went from listing to closing in 72 days.
Downtown. Day of the Dead comes to the Redmond Senior & Community Center, 8703 160th Avenue NE, on Monday, November 2, from 5 to 7 PM, for all ages: crafts, music, food and an introduction to Día de los Muertos, the Mexican tradition that honors loved ones who have died. To add a photo to the community altar, email it through the event page. City of Redmond
Sold near you: 17 homes closed within 0.8 mile of the neighborhood center in the last 45 days, median $770K (range $350K to $1.57M); the fastest went from listing to closing in 18 days.
Education Hill. The sport court at Reservoir Park, 163rd Place NE and NE 95th Street, sits on top of a 4-million-gallon drinking water tank built in 1975. The city resealed the tank and rebuilt the court with tennis, pickleball and basketball lines; it reopened October 8, 8 AM to dusk, with short closures still to come while a noise barrier goes in. City of Redmond
Sold near you: 10 homes closed within 0.8 mile of the neighborhood center in the last 45 days, median $1.05M (range $400K to $1.75M); the fastest went from listing to closing in 33 days.
Grass Lawn. Evenings come early after Sunday's time change, and Grass Lawn Park's six courts are lit; from December through February the lights stay on until 10 PM. The park, 7031 148th Avenue NE, also has a basketball court, a playground, multi-use turf and walking paths. City of Redmond
Sold near you: 19 homes closed within 0.8 mile of the neighborhood center in the last 45 days, median $541K (range $198K to $1.90M); the fastest went from listing to closing in 18 days.
Idylwood. A shared-use path for people walking and biking is planned along the south side of NE 40th Street, from 163rd to 172nd Avenue NE, for better access to Redmond Technology Station. It is in design, with construction expected to start in spring 2027; the design may become a street-level path with a buffer in place of the two-way left-turn lane. City of Redmond
Sold near you: 2 homes closed within 0.8 mile of the neighborhood center in the last 45 days, median $1.35M; the fastest went from listing to closing in 40 days.
North Redmond. Just past the city line, King County now expects NE 128th Way, closed just west of Avondale Road NE for a fish-passage culvert, to reopen November 20 instead of October 30. Crews found the job bigger than planned and are doing nearby work during the same closure so the road does not have to close again later; much of what remains is concrete paving that has to cure. The signed detour, just over five miles, uses SR 202, NE 116th Street and Avondale Road NE. King County
Sold near you: 9 homes closed within 0.8 mile of the neighborhood center in the last 45 days, median $1.43M (range $291K to $3.40M); the fastest went from listing to closing in 22 days.
Overlake. 152nd Avenue NE, from NE 20th Street to the Overlake Village light rail station, is being remade as Overlake Village's main street. The city's share, built from October 2022 to October 2024, is done; private development fills in the rest through 2030, toward one travel lane each way, a center turn lane, protected bike lanes, street parking, planting areas and wide sidewalks. City of Redmond
Sold near you: no closed sales within 0.8 mile in the last 45 days.
Sammamish Valley. The neighborhood runs from Downtown north to the city limit, between the slopes of Education Hill and Willows Road. Its south end is manufacturing and research and development; heading north, the land turns to recreation and farm fields. City of Redmond
Sold near you: 1 home closed within 0.8 mile of the neighborhood center in the last 45 days, median $1.43M; the fastest went from listing to closing in 49 days.
Southeast Redmond. A shared-use path is going in along NE 70th Street to Redmond Way, with a new crosswalk on the north leg of the Redmond Way and NE 70th Street intersection and a pedestrian island at its northwest corner, for better walking and biking links to the Marymoor Village light rail station. Construction began this summer and is expected to finish by spring 2027. City of Redmond
Sold near you: 2 homes closed within 0.8 mile of the neighborhood center in the last 45 days, median $795K; the fastest went from listing to closing in 70 days.
Willows / Rose Hill. Crews are repaving about 1,900 feet of 154th Avenue NE, from the south side of the Redmond Way bridge to NE 85th Street: grinding and resurfacing, limited full-depth repairs, new lane striping and new signal detection loops. The work began in July and is expected to finish by the end of 2026. City of Redmond
Sold near you: 5 homes closed within 0.8 mile of the neighborhood center in the last 45 days, median $1.68M (range $415K to $3.05M); the fastest went from listing to closing in 34 days.
This week's poll
Clocks go back an hour on Sunday. What's your pick for a dark November evening in Redmond?
A walk on a trail or through a park
Dinner or a show, by train if it runs there
The market in 60 seconds
Across city of Redmond listings in ZIPs 98052 and 98053, the median home sold for $1.23M over the last 30 days (63 closings; single-family alone $1.449M). The median home took 61 days from listing to closing, and there are 4.9 months of inventory on the market.
Against last week's count, the median is down from $1.35M, homes sold a little faster (66 days last week), and inventory rose from 4.6 months, with 63 closings in the window (67 last week) and 307 active listings (311). The two 30-day windows share most of their sales, so one week's move says little about direction. Single-family homes sit at 4.3 months, and 5% of homes closed above asking, down from 6%. Under three months favors sellers and above six favors buyers, so Redmond stays in balanced territory.
One useful thing: the clocks and the smoke alarms
Clocks go back an hour at 2 AM on Sunday, November 1. While you reset the oven clock, press the test button on every smoke alarm. The U.S. Fire Administration says to test alarms monthly, replace the batteries in battery-powered alarms (and the backup battery in hardwired ones) at least once a year, and replace the whole alarm 10 years after the manufacture date printed on it. Alarms belong on every level of the home, inside and outside each sleeping area. U.S. Fire Administration
Reader asked
A reader on Education Hill asked what there is to do in Redmond beyond the usual: something to learn, somewhere to go, something to look forward to. Four picks. Pottery is back: since September, the city runs wheel and hand-build classes at Grass Lawn and at the Redmond Community Center at Marymoor Village; sign up at redmond.gov/Register. Since March 28 the 2 Line runs from Downtown Redmond through Bellevue and across the lake to Seattle, so dinner or a show in the city needs no car. The Sammamish River Trail runs 10.1 miles from Marymoor Park to Bothell, past Woodinville's wineries and breweries. And Redmond Lights fills Downtown Park and Esterra Park from December 5 to January 4, with a December 5 kickoff, 4 to 8 PM, and buskers on December Saturdays.
